Mainer Associates has been appointed as Carbon Reduction Specialist for The Langfield, supporting Development Manager Landid, with a Whole Life Carbon Assessment and Circular Economy Statement, in the City of Westminster.

Located behind Victoria Station, the project repurposes two outdated office buildings into 80,000 sq ft of flexible, sustainable workspace. The design retains existing structures where possible and optimises systems and materials to reduce both embodied and operational carbon.

With targets of 600 kgCO₂e/m² embodied and 950 kgCO₂e/m² whole-life carbon, the scheme exceeds GLA benchmarks. Public amenities include a café, pocket park, and urban greening, alongside private rooftop terraces for tenants.

Mainer Associates is proud to support Landid as Carbon Reduction Specialist for The Langfield, a transformative redevelopment project in the heart of Victoria, London. The scheme repurposes two outdated office buildings to deliver 80,000 sq ft of high-quality, flexible workspace with a deep focus on sustainability and carbon performance.

Our role centres on enabling the project team - led by TP Bennett and Landid - to reduce embodied and whole life carbon, embed circular economy principles, and exceed Greater London Authority (GLA) benchmarks for low-carbon development.

Intelligent Reuse for Low Embodied Carbon

At the heart of The Langfield’s carbon strategy is maximum structural retention. By repurposing the existing frameworks and core elements, the project preserves embodied value and avoids unnecessary demolition emissions. Mainer Associates is leading the Whole Life Carbon Assessment, optimising materials, MEP systems, and finishes to minimise environmental impact across the asset’s lifecycle.

Carbon Targets:

Both figures surpass current GLA benchmarks, setting a new standard for office retrofit in London.
